Embassy Developments Limited (EMBDL) announced that the Hon’ble High Court of Karnataka has set aside the Karnataka Industrial Areas Development Board’s (KIADB) earlier order directing the resumption of approximately 78 acres of land at Kadugodi Industrial Area (Land), Bengaluru, held by Embassy East Business Park Limited (EEBPL), a wholly owned subsidiary of the Company. Pursuant to this order, the KIADB resumption proceedings have been set aside and EEBPL continues to remain in lawful possession of the land parcel.

Strategic Importance

The Kadugodi land remains strategically important to the Company’s long-term development plans in the East Bengaluru development corridor and micro-market. The order enables EEBPL to continue progressing the development of its business park.

Legal Victory

This judgement represents another significant favourable legal outcome for the Company within a period of two weeks, following the order dated May 4, 2026 by the Hon’ble National Company Law Appellate Tribunal (NCLAT) quashing insolvency proceedings against Embassy Developments. Commenting on the development, Aditya Virwani, Managing Director, Embassy Developments Limited, said, “The Karnataka High Court’s order is an important affirmation of EEBPL’s lawful rights over land that has long been central to our East Bengaluru development plans. This is an important victory for the Company and we are pleased that, with this order, we can continue to develop the land. Embassy Developments Limited (EMBDL) today announced the signing of a Memorandum of Understanding (MoU) for the sale of an entire residential tower at its ultra-luxury development, Embassy Terazza, in Juhu to Mr. Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One Limited (“AOL”). The deal is the largest single residential unit transaction in the country, with a transaction value of approximately ₹711 crore. The residence comprises an entire G+7 storey tower with a RERA carpet area of 63,000 sq. ft. Located on Juhu Tara Road, one of Mumbai’s most coveted residential addresses, Embassy Terazza is an ultra-luxury low-density development spanning over 2+ acres with approximately 50 residences and has an estimated Gross Development Value (GDV) in excess of ₹3,000 crore.

Embassy Developments Limited (NSE: EMBDL) has announced the launch of Embassy Origins, an approximately 85-acre residential development in North Bengaluru. Built around its unique ‘Natural Intelligence’ design philosophy, the first phase of the development comprises two RERA-approved residential projects – Embassy Riverine and Embassy South Reserve, with a combined GDV of ~₹4,500 crore. The development integrates approximately 4,000 trees across 100–120 species, with the existing landscape forming a continuous green spine through the masterplan.

Design and Sustainability

Designed and landscaped by Bengaluru-based Bhumiputra Architecture, led by Principal Architect Alok Shetty, the development connects to the city’s business, commercial, and lifestyle destinations, including Kempegowda International Airport, 20 minutes away. A central riparian corridor follows the site’s natural water systems and contours, supporting biodiversity while contributing to a cooler microclimate and creating a strong connection between the homes and the landscape.

Residential Offerings

The development comprises Embassy Riverine, with 217 villas (4, 4.5, and 5 BHK) across ~1.1 million sq. ft. of saleable area and Embassy South Reserve, with 855 apartments (Studio to 3.5 BHK) across ~1.5 million sq. ft. Together, the two projects offer more than 2.6 million sq. ft. of saleable residential space.
