Embassy Developments Limited (NSE: EMBDL) has announced the launch of Embassy Origins, an approximately 85-acre residential development in North Bengaluru. Built around its unique ‘Natural Intelligence’ design philosophy, the first phase of the development comprises two RERA-approved residential projects – Embassy Riverine and Embassy South Reserve, with a combined GDV of ~4,500 crore. The development integrates approximately 4,000 trees across 100–120 species, with the existing landscape forming a continuous green spine through the masterplan.

Design and Sustainability

Designed and landscaped by Bengaluru-based Bhumiputra Architecture, led by Principal Architect Alok Shetty, the development connects to the city’s business, commercial, and lifestyle destinations, including Kempegowda International Airport, 20 minutes away. A central riparian corridor follows the site’s natural water systems and contours, supporting biodiversity while contributing to a cooler microclimate and creating a strong connection between the homes and the landscape.

Residential Offerings

The development comprises Embassy Riverine, with 217 villas (4, 4.5, and 5 BHK) across ~1.1 million sq. ft. of saleable area and Embassy South Reserve, with 855 apartments (Studio to 3.5 BHK) across ~1.5 million sq. ft. Together, the two projects offer more than 2.6 million sq. ft. of saleable residential space. The project is part of a larger ecosystem in North Bengaluru that includes Stonehill International School and a future Embassy Innovation Park.

As part of the launch, Embassy Origins unveiled one of India’s first residential experience centers to use immersion, moving beyond the traditional show suite format for customer engagement. The center offers a glimpse into the future of residential experiences, using technology to transport visitors into the environment they will eventually live in.

Embassy Developments Limited (EML) announced the appointment of Neel Virwani as Chief Business Officer, effective October 1, 2026. This move follows the approval of his appointment as Senior Management Personnel by the Company’s Board of Directors and shareholders. A promoter at Embassy Group and part of its next generation of leadership, Neel has been associated with the Group since April 2024, working across strategic planning, business development, and brand transformation initiatives.

Leadership Role

As Chief Business Officer, Neel will lead EML’s operations across North and West India, with a particular focus on the Mumbai Metropolitan Region (MMR) and the National Capital Region (NCR). He will be responsible for driving portfolio expansion, spearheading new business initiatives, and overseeing project structuring and execution across the Company’s owned and development management portfolio.

Company’s Growth Plans

The move comes as EML progresses its growth plans, targeting ~6,000 crore in pre-sales from owned developments and ~2,000 crore from development management projects in FY27, alongside an 11-project launch pipeline with a GDV of ~19,800 crore across key markets. Aditya Virwani, Managing Director, Embassy Developments Limited, said, “As we scale EML across Mumbai and expand into new markets, Neel’s leadership will be important to our next phase of growth. Significant Development Approvals
