With projects across marquee locations including Breach Candy, Pali Hill, Lokhandwala, Malabar Hill and Cuffe Parade and now Goregaon West, we are steadily expanding our presence across the city as we rebuild Mumbai’s skyline. Our approach is anchored in the Puravankara way of life: thoughtful design, quality, transparency and a strong focus on the people and communities we build for. With this addition, our Mumbai redevelopment portfolio alone represents a potential GDV of approximately 17,500 crore.”

Over the past three years, Puravankara has steadily expanded its Mumbai redevelopment portfolio across locations including Breach Candy, Pali Hill, Lokhandwala, Chembur, Malabar Hill and Cuffe Parade. The Goregaon West project adds another established residential micro-market to this portfolio and underscores the company’s continued focus on redevelopment as a key growth engine in Mumbai.

Puravankara moves sideways over three months, with neither buyers nor sellers taking control. Razor-thin margins below 5% make profitability extremely vulnerable — this business needs scale or pricing power urgently. No meaningful dividend — total return is entirely dependent on capital appreciation. The stock holds at 39% of its 52-week range with RSI at 46. Puravankara Limited PURVA FY27 Land Transaction

Puravankara Limited (NSE: PURVA), one of India’s most trusted real estate developers, has entered into a joint development agreement (JDA) for a 7.83-acre land parcel in South-East Bengaluru, with an estimated Gross Development Value (GDV) of Rs 1,100 crore. The project has a saleable area of approximately 0.89 msft and will be developed as a residential community, adding to Puravankara’s presence in this established South Bengaluru corridor.

Strategic Growth in Bengaluru

This marks Puravankara’s fifth land transaction in Bengaluru for FY27, underscoring the calibrated approach and the pace at which the company continues to build its development pipeline in the city. Ashish Puravankara, Managing Director, Puravankara Limited, said, ‘Bengaluru remains the anchor of our growth story, and South-East Bengaluru’s employment-led corridors continue to give us conviction to deploy capital. This JDA is consistent with how we have approached every addition to our pipeline this year: disciplined structuring, a capital-light approach, and a clear focus on markets with consistent end-user demand. This is the kind of steady business development that underpins our FY27 growth ambitions, and we will continue to move on such opportunities as they come.’

Enhanced Development Pipeline

Strategically located in South-East Bengaluru, the site benefits from its proximity to the Electronic City employment corridor and access to Hosa Road and Hosur Road. The micro-market also benefits from connectivity via Namma Metro’s operational Yellow Line and has emerged as an established residential catchment for professionals working in Electronic City and nearby employment hubs. Improving infrastructure and sustained demand for quality housing continue to strengthen the corridor’s long-term residential potential. Mallanna Sasalu, CEO-South, Puravankara Limited, added, “This land parcel gives us close to a million square feet of saleable area in a corridor that’s already proven its value. Electronic City has strong housing demand due to employment opportunities, robust social infrastructure, and good road and metro connectivity. With this transaction, we have added five land parcels in Bengaluru this fiscal, bringing our cumulative FY27 business development to around 49.76 acres, approximately Rs 6,300 crore in potential GDV, and about 5.12 msft of saleable area. It is a clear signal of the pace and consistency we are bringing to our business development, while maintaining a strong focus on capital efficiency.”

Through such partnerships, Puravankara continues to optimise capital deployment, strengthen the quality and depth of its development pipeline, and expand its presence across Bengaluru’s key growth corridors.

Puravankara posts a 2.4% three-month gain, but softens in the last few weeks. D/E reaches 2.50. High leverage in this environment is a material risk the market cannot ignore. Razor-thin margins below 5% make profitability extremely vulnerable — this business needs scale or pricing power urgently. The stock gives back 6.4% in the last month despite a positive three-month run. As a result, the earlier momentum appears to be fading. Revenue grows at 46.6% CAGR and the PEG stands at 99.00. Puravankara Limited PURVA gains 10% intraday

Puravankara Limited (PURVA) gained +10% to near resistance at 241.78 on the NSE on 17 Aug 2026. The stock is testing the 6-month resistance trendline, which it has not yet cleared. This move follows the company’s announcement of strong Q1FY27 results, with revenue surging 63% to 877 crore. Despite the impressive revenue growth, the stock’s move is more company-specific rather than a sector-wide momentum, given the real estate sector’s mixed performance.

Technical setup — trendlines & DMA

From a technical standpoint, PURVA is currently trading near the 6-month resistance trendline at 248, which is just 2.4% away. The 6-month support trendline stands at 202.6, indicating a 16.20% buffer below the current price. The stock is also testing the 50-DMA at 216.2, showing a +0.93% deviation. Despite the bullish sentiment in the last 30 days, with a significant volume disparity between up and down days, the stock remains in the middle third of its 52-week range, suggesting that much of the recent move may already be priced in.

Fundamentals & business context

On the fundamental front, PURVA’s PE of 81.4, coupled with a profit margin of 1.7%, raises questions about the valuation relative to current earnings. The revenue CAGR of 46.6% indicates strong top-line growth, but the declining profit CAGR of -1.4% and thin profit margins suggest that the market may be pricing in a potential turnaround that is not yet evident in the earnings. Institutional ownership at 9.7% reflects a cautious approach by smart money, possibly due to the company’s high debt levels and declining profit track record. There was no specific NSE catalyst today beyond the Q1 results.

Algorithmic scorecard

The algorithmic scorecard reflects a technically strong but fundamentally weak profile for PURVA. The strongest signals include the excellent revenue CAGR of 46.6%, indicating robust top-line growth, and the bullish sentiment over the last 30 days, with a 4.26x higher average volume on up days compared to down days. However, the weakest signals highlight significant risks, such as the very low profit margin of 1.7%, which leaves little room for error, and the very high debt levels with a D/E ratio of 2.50, posing a substantial financial risk. Additionally, the negligible dividend yield of 0% offers little income for investors, and the company’s unstable profit track with 3 loss-making quarters detected adds to the concerns.

Company outlook

Looking ahead, management has outlined ambitious targets for FY26-27, including a presales value of approximately INR 11,200 crores and a debt reduction of around INR 750 crores. These targets reflect the company’s focus on scaling up its operations while managing its debt levels. The growth drivers are likely to be the core real estate development segments, although the company faces near-term pressure from its declining profit margins and high debt. Management’s strategic plans include aggressive presales efforts and debt reduction initiatives, which are critical for stabilizing the company’s financial health and improving investor confidence.
